The "GPDO Part 1 (All Classes) - LDC Appeal Decisions" document has been updated to include 3 additional appeal decisions relating to householder permitted development legislation, for which the conclusions are as follows:

May 2024 - Code a01681 (appeal dismissed):

  • The front wall of an original side projection does not form part of “the principal elevation”. (*)
    [Note: The original side projection is single storey (an attached garage)].
    [Note: The garage has length approx 5.1m, of which only the rearmost approx 0.7m is attached to the two-storey side wall of the main house].
    [Quote: “It is not uncommon for a garage to be in the same plane and to form part of a principal elevation of a house. However, in this case the garage is unconventionally attached to the front corner of the main house so that the vast majority of its length sits forward of the main building line. [...] Whilst the front of the garage faces in the same direction as the main house, it can clearly and only be perceived as a garage building rather than a bay window or other comparable architectural feature. Moreover, although attached in part, there is no internal connection between the garage and the house. As a matter of fact and degree, the garage does not form part of a staggered principal elevation of the original dwellinghouse.”].
