The "GPDO Part 1 (All Classes) - LDC Appeal Decisions" document has been updated to include 5 additional appeal decisions relating to householder permitted development legislation, for which the conclusions are as follows:

January 2025 - Code a01769 (appeal dismissed):

• This appeal decision provides an example of where it was concluded that the following materials are not “of a similar appearance” to one-another:
  - grey render versus reddish-brown tiles.
  [Note: On the face and cheeks of a rear dormer versus on the roof of the main house (respectively)].
• This appeal decision provides an example of where it was concluded that it is necessary for the materials used for a particular element (e.g. walls, roofs, windows, etc) of the new works to be “of a similar appearance” to the materials used for the equivalent element of the existing house. (*)
  [Conclusion: The face and cheeks of a dormer can’t be similar to the walls of the main house].
• This appeal decision provides an example of where it was concluded that it is necessary for the materials used for the new works to be “of a similar appearance” to the materials used on the same elevation of the existing house (i.e. it is not sufficient to be similar to the materials used on a different elevation of the existing house). (*)
  [Note: This appeal decision implies (rather than states) this conclusion].
  [Note: The Inspector, when assessing the render on the face and cheeks of a rear dormer, refers to the render on part of the front elevation and states “Moreover, it is in a different elevation that cannot be seen alongside the [rear] dormer window when viewed from ground level”.].

January 2025 - Code a01768 (appeal dismissed):

• No conclusions (because too straightforward).
